Please report any problems with your unit as soon as possible. We cannot help you verify pre-existing damage if you wait until checking out. 

PLACER COUNTY SHORT TERM RENTAL RULES

  • Quiet hours in effect from 9pm-8am.
  • No Street parking permitted at any time, or will result in a $1,500 fine.
  • BBQs/Fire Pits/Camp Fire Use: Per county, Forest Service, and Fire Protection District regulations- no campfires, fire pits or other open wood-burning fires are allowed at any home, unless the fire is in a gas operating fire pit.  Charcoal BBQ/grills are prohibited at all homes.  If your home comes equipped with a gas BBQ, please do read through proper operation instructions.  Additionally, the local fire district or forest service may prohibit the use of ANY and ALL open flames, including propane and gas fire pits/ outdoor fireplaces, during Red Flag weather conditions. Check ntfire.net for current red flag conditions.

 

RENTAL PAYMENT

A $500 down payment is due at the time of booking your reservation. 60 days prior to arrival, full payment automatically gets processed to the card given at the time the reservation is made. Visa and Mastercard Cards (Credit/Debit), or Checks are acceptable forms of payment. We can also process payment via ACH direct withdrawal from a verified bank account.

Cancellation Policy / Cancellation fee: If cancellation is made more than 60 days prior to arrival, a cancellation fee of $100 plus the 4% booking fee will be applied.

Damage Insurance: Wells and Bennett Realtors requires Vacation Rental Damage insurance from CSA Travel Protection. This insurance covers up to $3000 at most of our properties.  There are a few exception properties that offer $5000 in coverage.  Please check your reservation for coverage to see which insurance your property falls under.  In lieu of purchasing this insurance, you do have the option of paying a security deposit, $1,000 to $5000, depending on the property.

In the event that accidental damage has occurred, call our office immediately to report, 530-583-4292.

Vacation Rental Damage Protection: As a part of your stay, we highly recommend purchasing a Vacation Rental Damage Protection plan, designed to cover unintentional damages to the rental unit (interior) that may occur during your stay, provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit up to the policy limit shown on the confirmation.  Any damages that exceed the policy limit or are not covered under the plan, will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of the policy limit.  Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Description of Coverage or Insurance Policy https://www.vacationrentalinsurance.com/. The Vacation Rental Damage plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Wells and Bennett Realtors, any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Wells and Bennett Realtors directly if you do not wish to participate in this assignment.

 

EMERGENCIES 

For after hour emergencies, call our office direct and follow the recorded instructions for rental emergencies. Please leave a detailed message so we can determine whether or not it needs immediate attention or can wait until the following day. We DO NOT respond to non-emergencies after hours. Any non-emergency call will result in a $100 fee to your credit card. Internet/TV/Hot Tub/ appliances issues are not examples of after hour emergencies!

 

ARRIVAL POLICIES
You will receive an email with instructions for your check in. Check-in time is 3:00 PM. If you arrive early please be patient as our team is working hard to make sure your rental home is thoroughly cleaned, stocked and inspected. Please take a moment to notify us of any damages or problems immediately, so we may have a chance to correct them (whether you caused it or not).

 

DEPARTURE POLICIES
Check out time is 10:00am.
TRASH: Please place all garbage in the properties Bear Bin and make sure it is LOCKED. Please dispose of trash appropriately and help keep our Bears safe. Be mindful to not overflow the trash bins. This results in a fine from the county on trash day. During summer months only, we do have a dumpster outside of our office for guests to dispose of extra trash if necessary. During “OFF” season ONLY, give our office a call to arrange pick up for excessive trash. (Fees for excessive trash left in the home may apply).

HOA PASSES: If renting a home or unit with a HOA Pass please leave the pass where you found it upon arrival. Please be advised that there is a $200 replacement fee for any lost or misplaced HOA passes.

KEYS: All keys/garage door openers must be returned to our office to the drop slot on the front door.
HOLDING OVER: Occupant agrees there shall be no late departure or ‘holding over’ without prior approval.  Holding over is defined as the act of keeping possession by the occupant (you), without the consent of the landlord (us) on premises after the term of agreement has expired.
Personal Property Retrieval: Please, do not leave personal property in any unit. Retrieval and return will result in shipping costs paid for by you on top of a $40 handling fee.
Housekeeping/ Maintenance: Any missing items, or extra cleaning, plumbing issues, or damage caused by carelessness will be charged to the guest and may also result in additional fees equal to 1 to 1.5x the daily rate.

NO SMOKING
All of our properties are non-smoking/vaping both in the home and on the property. If any evidence of smoking is found, a $500 clean up fee will be charged.

 

PET POLICY
Pets are PROHIBITED at a majority of our homes. Pet fee for homes that allow pets is a one time, non refundable $100 +tax per pet. Most pet friendly homes allow only 1 dog and all items on our pet addendum must be agreed to! (Our pet friendly homes are friendly to dogs only). If you plan to bring more than1 dog you must get this pre-approved through us first. If you are bringing an ESA dog, you must disclose prior to your arrival.  If you bring any undisclosed animal to a home, you will be asked to vacate the home immediately and no refunds will be given. There will be a $500 fee for any violation and a carpet cleaning fee.

 

RULES, REGULATIONS, NO COMMERCIAL USE:
Occupant agrees to comply with any and all rules and regulations at all times. These are either posted on the premises or given to the occupant.  Occupant shall not (i) disturb, annoy, endanger, or interfere with other occupants of the building in which premise located or its neighbors; (ii) use the premise for any commercial or unlawful purposes including, but not limited to: using, manufacturing, selling, storing, or transporting illicit drugs or other contraband; (iii) violate any law or ordinance; or (iv) infractions will result in eviction and forfeiture of any and all Rental Fees.

No illegal activity shall take place on or around the Premises.  Amongst others, this includes: underage drinking, vandalism, using banned substances etc. If illegal activity is discovered, you may be immediately asked to vacate the property and no refund shall be given.

No Parties or Events: Absolutely NO weddings or large planned events. If such an event takes place, it will result in immediate eviction and forfeiture of any and all Rental Fees. A $1000 fine will be imposed if an event is held without permission, in the home or on the premise of the property.  Please note- we do NOT allow campers or camp trailers to be parked at any of our homes at any time as this leads to problems with the neighbors and over occupancy of the home.

 

FURNISHINGS AND SUPPLIES
All kitchens are completely equipped with basic cooking and eating utensils for the amount of guests the home sleeps.  Please do not adjust the refrigerator setting- leave on normal- turning the temperature down to max cold will cause the unit to turn off!
Phone: All homes are equipped with a landline phone, NO LONG DISTANCE phone calls are to be made or you will be responsible for payment.
Fireplace & Wood stoves: Open the damper before starting any fire.  Utilize fireplace/wood stove screens and doors to insure that red-hot embers do not fall or pop out!  DO NOT leave fire unattended at any time!  DO NOT clean the fireplace or woodstove!  Owners are not required to supply firewood therefore firewood is not guaranteed in any of our homes!  Firewood can be purchased at local supermarkets or you can call our office for information on delivery from companies in the area.
Hot tubs: All hot tubs are on a regular professional service schedule to maintain cleanliness and usability.  Hot tubs are checked prior to your arrival to make sure they are operational.  We make every effort to make sure they are ready for your use, but they are prone to having operational issues. In the event we can not get a hot tub operating during your stay, a refund of $20 per day will be issued (not to exceed $100 total).
Air-Conditioning: Like the vast majority of homes in the Lake Tahoe area, most of our homes do NOT have air conditioning.
Furnishings/Electronics:  All units have TV, washer/dryer, dishwasher, and microwave, unless otherwise noted.  If you move any furnishings or unplug any electronics or TV hook ups, please replace the way you found it.  In the event any furnishings are moved or electronics are reconfigured during your stay, and require a technician’s repair, guest(s) will be responsible for any incurred costs. If furniture is moved, there will be a $200 charge to put items back where they belong.

Trash: You MUST bag & dispose of your trash in an appropriate receptacle.  Do not leave your trash outside. Be mindful to not overflow the trash bins, this results in a fine from the county on trash day. During summer we do have a dumpster outside our office for guest use. If you have more trash than your Bear Box can handle, during summer months (6/25 – 9/5 only), you can dispose of it in our Wells & Bennett dumpster at 1225 N. Lake Blvd. Tahoe City, CA 96145. During “OFF” season ONLY, give us a call to arrange pick-up 530-583-4292. (Fees for excessive trash left in the home may apply.)

 

HOA AMENITIES
Properties with pool access, beach access, and tennis court amenities open for the 4th of July weekend.  Some open earlier, but this is not a  guarantee.  Most associations around the Lake close on Labor Day Weekend. Wells & Bennett Realtors and Owners are not liable in the event that any amenities are closed due to repairs or other unexpected circumstances.  Please be advised that there is a $200 replacement fee for any lost or misplaced keys or HOA passes.

 

“ACTS OF GOD”
There are some events that are simply out of our control.  By renting through Wells & Bennett Realtors, you accept that smoke, wildfires, rain, severe storms, floods, landslides, extreme winter storms, extreme cold, extreme drought, extreme heat, tsunamis and earthquakes are possible before and during your stay. No compensation shall be given if any of these occur and regular cancellation policy will apply in such an event. We are unable to refund or move reservations when something is out of our control. Power Outages: Please keep in mind that power outages can occur at any time. We don’t give refunds or move reservations, as this is out of our control. We strongly recommend purchasing renters insurance to protect your future rental when making a reservation.
Road Construction: During the summer months, construction is common around the Tahoe Basin. It is possible that there will be construction noise around the location of your home. If this is a concern to you, please visit: www.tahoeroads.com for more information about the locations
Winter Weather Conditions: Tahoe and the Sierra Nevada mountains are known for snow storms and large amounts of snowfall. Please be advised, it is guest responsibility to come prepared for driving in these conditions. We always recommend 4wd vehicles, or bringing cables/ chains for your tires. The county manages and plows the roads, and has their own system for doing so. We are not privy to this information, and do not have any control over when this is done. Please advise there may be ice/ snow in driveways or along pathways getting to the home. Wells and Bennett is not responsible at any time, for any reason, any accident/ injury caused in relation to these weather conditions.

 

LIABILITY & ACCESS 
Joint and Individual Obligations: If there is more than one occupant, each one shall be individually and completely responsible for the performance of all obligations under this Agreement, jointly and individually with every other occupant.  Occupant(s) are renting the premise from Owner who retains full legal, possessory and access rights.
Tenants/Occupants Release of Liability: Occupants to hold owners and agents and rental agency free and clear of any liability for damage to self or property, resulting from accident or injury, or loss of enjoyment due to: power outages, water turn off, rain or snowstorms, road closures or construction, sun, flood, negligence, defective construction, fire, theft, inoperable appliances, equipment, or hot tub/spas. We cannot guarantee the internet, etc.  Wells and Bennett Realtors will take all the possible steps to see that all house equipment is in working order. The person contracting this Agreement is responsible for ALL guest actions in/on property.  The homeowner is not responsible for any accidents, injuries or illness that occurs while guests are on the Premises or in the available facilities.  The homeowner is not responsible for the loss of personal belongings or valuables belonging to guests.  By accepting this reservation, it is agreed that all guests are expressly agreeing to all stipulations of this contract and are assuming the risk of any harm arising from their use of the Premises or others whom they invite to use the Premises.
Entry: The Owner and Owner’s Representative and agents have the right to enter the premises, upon reasonable notice, to verify Occupant has complied with the terms of this Agreement, or in case of emergency.  Unavailability:  If for any reason beyond the control of the Owner or Owner’s Representative, the premise is unavailable, the Owner or Owner’s Representative may substitute a comparable unit or cancel this Agreement and refund any payments made.
Surveillance:  Please note that some of our homes are equipped with outdoor cameras. The cameras are to help secure the home from bears, and uninvited visitors. These cameras in no way infringe upon guests’ privacy, and monitor exterior portions of the home exclusively. Obstruction of these cameras are strictly forbidden.

 

We reserve the right to charge your credit card for any violation of this rental agreement. We reserve the right to refuse service to anyone.
